A practical roof and drainage checklist before and after storms, with safe ground-level observations and records to keep for repairs.

Plan maintenance before severe weather. After a storm, keep people away from damage and record what you can see safely.

Arrange maintenance before severe weather

Review any known leaks, overflowing gutters or overdue repairs before storm season. Allow time for an inspection and materials; an enquiry made during a widespread weather event may not lead to an immediate attendance.

Ask a suitable contractor about roof condition, flashings, fixings, gutters and downpipes. Follow the maintenance guidance for your roof products. Tree debris, coastal exposure and past defects may mean your property needs a different schedule from the building next door.

  • Check the history of leaks and repairs.
  • Arrange safe inspection and drainage maintenance.
  • Review overhanging tree concerns with a suitable professional.
  • Keep contractor, insurer and emergency contacts accessible.

Make useful observations from the ground

You can note visible loose components, gutter overflow and new internal water marks without climbing onto the roof. Dated photos from a safe position can help explain a concern when you enquire.

Do not use a ladder or walk on a damaged, wet or unfamiliar roof to investigate. Roof materials may be fragile and electrical hazards may not be obvious. Inspection and access should be planned by people equipped for the work.

Prioritise people during a storm

Stay away from affected ceilings, damaged areas and wet electrical fittings. Do not attempt roof repairs while severe weather is occurring. Follow current warnings and directions from emergency services.

Record damage once it is safe

Note when the event occurred, where damage is visible and whether water entered the building. Keep photos, relevant correspondence and receipts for any authorised work. Avoid disturbing damaged materials just to get a better photograph.

Contact your insurer if you may need to claim, and ask what evidence and approvals it requires. The policy and insurer’s assessment determine cover. A contractor can discuss damage and the repair scope but cannot guarantee claim acceptance.

Separate immediate concerns from permanent repairs

When speaking with a contractor, explain any immediate access or safety concern, along with your claim or builder reference if available. Confirm what has already been authorised and whether the request is for assessment, temporary work or permanent repair.

After the repair, keep the agreed scope and completion records with your property maintenance documents. Ask what should be monitored and when the next inspection is appropriate for your roof.
