How to compare roofing quotes
Compare roofing quotes by materials, access, inclusions, exclusions and variations so you can understand what each price actually covers.

Two prices are only comparable when they describe the same work. Read the scope, assumptions and exclusions before deciding.
Put the scopes side by side
Begin with the area and work each quote covers. A local repair, partial replacement and complete roof replacement are different outcomes, even if each proposal is described as roofing work.
Look for a clear description of the defect or project, proposed materials and affected components. If something is missing or unclear, ask the contractor to clarify it in writing before you accept.

- Flashings, penetrations, gutters and downpipe interfaces
- Removal, disposal and site clean-up
- Access equipment and site protection
Read exclusions and allowances
Existing buildings can contain concealed deterioration or undocumented changes. A quote should distinguish confirmed work from allowances and explain what happens if additional work is discovered.
Ask who is responsible for design, engineering, approvals and associated trades. Check whether amounts include GST and how an allowance will be adjusted. The lowest total can become a different comparison when essential work is excluded.
Understand the proposed site plan
Discuss when work could start, expected duration and the effect of weather or material availability. A proposed programme should be considered alongside access restrictions and the building’s normal use.
For homes and occupied workplaces, ask about noise, access, protection of surrounding areas and handover at the end of the day. Those details matter to the experience of the project as well as its price.
Check the contractor and written terms
Confirm that the contracting entity and relevant licence details match the proposed work. The Queensland Building and Construction Commission provides a public licence search; check current information directly with the regulator.
Read the contract, payment stages, variation process and warranty terms. Product and workmanship cover can have different conditions. Ask what completion records and maintenance information you will receive, and keep the accepted documents.
Five questions to resolve before accepting
A useful quote makes it possible to explain what you are buying and where uncertainty remains. Ask for written answers to outstanding questions instead of relying on assumptions made during a conversation.
- What exact work and materials are included?
- Which items are excluded or provisional?
- How will hidden damage and variations be approved?
- What are the payment stages and proposed timing?
- What handover, warranty and maintenance information will I receive?
